This Reel is as simple as it gets. Set your phone up on a tripod in front of a door or set of doors, then simply open the door to reveal the room inside. This could be the door to the primary bedroom, a spa-like ensuite, an office, the library, the front door, etc.

Strong hooks evoke emotion and make viewers think “I HAVE to hear what they’re going to say next!” This could be a compelling question, a bold statement or a powerful statistic related to real estate.

Here are some unique hook examples.

Three in one

This is one of the few times you can use your horizontal footage in a Reel without zooming in or cutting anything off! Though, this one will require a little more work.

You’ll want to start with a tool like Canva to create three pages with three different sections on each. Don’t worry, I’ve got you covered there. Just make sure you have a free Canva account and download this template.

Once you’ve downloaded the template, add your preferred clips of your latest listing. You’ll need to download each slide separately to match up with the Reel’s template. Don’t worry, I’ve got you covered on the timing of each slide, too, as it’s already set in the template.

Alright, back to your regularly scheduled programming.

What you’ll need: Nine short clips filmed horizontally. Switch up the way you film it to match this Reel, by slow panning left to right or right to left. Just keep it simple as it might look a little chaotic otherwise.

With over three billion worldwide downloads, TikTok has taken centre stage in the social media marketing landscape when it comes to an exposure tool. 

This mega-app was once solely considered entertainment for the younger demographic, but now we are seeing a shift on the platform where professional service providers, including realtors, are utilizing the platform for exposure, reach and brand building. 

The most successful realtors know that keeping a finger on the pulse of social media trends is key to progressing their businesses. 

Showing up on social media platforms allows you to connect with current clients, find new ones, and market listings where prospective buyers will see them.

TikTok is becoming an increasingly valuable platform for realtors to utilize, and here, we will explore best practices for realtors who want to take advantage of it.

Get familiar with the space 

 

If you have never used TikTok, create an account and start exploring. Look up your competitors’ profiles and watch their content. Notice the branding on their videos (visual and audio) and the trends they participate in. 

Browse your “For You” page and save the videos with trends that come up often. You might hear the same sound byte in several of your competitors’ videos or see the same trend done by many realtors (for example, “guess the listing price!”). Start saving the ideas you discover for future content planning. 

Once you have a feel for the space, create a business account. Once you have a business account, you get all the benefits of promoting your content and monitoring the data collected. 

 

Mix trends into your organic content

 

It can be tempting to participate in every trend you see on TikTok with the hope that it brings you more followers and, thus, more business. 

Contrarily, you might be more inclined to avoid trends altogether because they seem outside your comfort zone.

The best advice here is to find a happy medium by being authentic. Explore the platform, and don’t be shy. TikTok is a platform where you can test and try!

There are tons of great ideas for what realtors should post on TikTok. Browse a few of these ideas and try out the ones that feel authentic to you:

  • Walkthroughs of your listings 
  • Behind the scenes of a showing 
  • Staging your listing
  • Walk and talk about a recent experience
  • A day in the life of…
  • Your take on the current market in your geographic area

 

Show your personality

 

TikTok is a platform for creativity, expression, and authenticity. It requires you to show more of your personality than other platforms might.

You can incorporate your personality in the videos you create and trends you participate in, but you can also show it in your TikTok branding. 

Create cover images that align with your website branding. If you have a podcast or YouTube channel, use your theme music from those mediums in your TikTok videos.

Make sure you’re capturing viewers’ attention immediately when they click on your video. They should have a sense of what the video will be about and why it’s worth watching within seconds.

On TikTok, videos with faces and real people will perform better than videos without. As a realtor, you should be used to putting yourself out there and showing your face on your online profiles. This platform is no different.

 

Incorporate TikTok into your marketing plan

 

Whether you create and execute your marketing plan or have a digital marketing agency take care of it, it’s time to add TikTok to the mix.

This fun platform is proving effective for marketing to realtors, and the best practices listed here make it straightforward. 

Next time you sit down to plan your Instagram posts, Facebook Lives, and PPC ads, consider what you want to post on TikTok and how it will get you closer to your marketing goals.

If you’re brand new to the world of reels, click here for some important tips you should know from our last blog before you get started. 

Here are five reels with trending sounds and easy templates you should jump on today:

 

Single shot pan

 

What you’ll need: A single video panning left to right (or right to left if you’re feeling adventurous)

 

How to make it

Step 1: Tap here to view the reel on Instagram

Step 2: Tap the audio at the bottom left of the screen

Step 3: Tap “use audio” at the bottom of the page (or “save audio” if you want to save it and use it later)

As a real estate professional, you know making a good first impression is a crucial step in creating loyal clients. The same applies to your Instagram account. Your profile has only a few seconds to leave a good impression and get your new visitors to hit that follow button.

Where do you get started? Don’t worry, we’ve mapped it out for you step-by-step.

Your handle versus your name

Your handle is shown at the top left of every piece of content you post. It’s also used when people want to tag you in their content.

Choose your username carefully and make sure it’s easily searched. If your handle looks something like @bestrealtor86725, it’ll make it hard to impossible for potential followers/clients to find you. We recommend you use your company name. This way, those aware of your brand will be able to type in your name and find you right away.

Your name is listed above your bio and is the perfect opportunity to use searchable keywords so people who don’t know you can find you. Think of what your ideal client would type into Google search to find you. We recommend going with your service, followed by your location. For example, Toronto Realtor or Vancouver Real Estate.

Once you’ve selected your name, head over to the Explore page and type those keywords in. Does your name pop up? If so, you’re all set! If not, try different keywords.

Take full advantage of your bio

Instagram limits the number of characters you can use in your bio so it’s vital that you include as much relevant information as possible. Instagram bios are searchable too, so using relevant keywords can help new followers and potential clients find your account.

This is also a good opportunity to let people know exactly what you offer, list more specific areas you serve in and show off your brand’s personality.

Stay away from bios like this:

I can sell your home over asking! Give me a call 416-555-1234

Or worse, no bio at all.

Instead, try writing a bio like this:

📍Helping you navigate the Toronto real estate market

🏡 200+ happy clients since 2018

💚 Less house, more home

Let’s find your dream home together! ⬇️

Use your website link wisely

This one may seem obvious. Put your website link where it says website and you’re done. Before you do that, we’d like you to consider something first. This area is the only place, outside of your Stories, where you can add a clickable link.

We often see people add links to their post captions but not only are they not clickable, you can’t copy and paste them either. Make sure you keep links out of your captions and instead include call-to-actions inviting your followers to tap the link in your bio.

That being said, you definitely need to make sure you make the most out of your one link.

Using a website like Linktr.ee or the Link In Bio feature if you have a Later.com account (a post scheduling platform) allows you to create a landing page where you can add multiple websites under one link.

Your profile picture – the first piece of branded content

Followers and potential clients want to feel like they have a clear vision of your brand before reaching out. The first thing they’ll see when visiting your profile is your picture.

Low-quality, busy pictures should be avoided at all costs! Ensure that your picture is high quality, clear and the correct format so your image is centred and not cut off within the circle. Keep it simple, it’s a small space. Try to avoid small text or multiple elements. We recommend using a professional, well-lit headshot or, if you’re a team, stick with your logo.

Your contact button

Just like the link, followers aren’t able to tap or copy and paste contact information left in captions. If you’d like them to contact you, include a call-to-action inviting your followers to tap the Contact button in your profile.

To add a Contact button to your profile with your phone number and email address, tap “Edit profile” below your website link, select “Contact options” and type in your information. Once you’ve filled that out, a Contact button will appear on your profile page.

Your Instagram story highlights

Instagram stories only last 24 hours, then disappear. With Instagram Highlights you can save specific stories to your profile long-term. This is a great way to introduce yourself and your team, show testimonials, let people know what you offer, show off your current listings and any other company pillar.
