Coldwell Banker Canada recently announced the addition of Coldwell Banker Executives Realty to its network. The brokerage is led by Bill Hubbard and based in Vernon, in British Columbia’s interior.

The company notes Hubbard’s decision to join was a strategic one, due to Coldwell Banker’s advanced technology, progressive approach and growing presence in the Canadian market. With over 35 years of industry experience, Hubbard is forward-thinking and takes an innovative perspective.

 

Hubbard’s background and experience

 

Hubbard’s real estate career began in Alberta and continued in B.C. after he relocated in 1996. With his previous brokerage, he earned its Franchisee of the Year Award for all of Canada in 2015. His offices have consistently ranked among the top 30 in the country and received Century 21’s highest production award, the Grand Centurion.

Hubbard is also committed to community and actively supports Easter Seals Send a Kid to Summer Camp.

 

Business change and growth

 

With the shift in industry dynamics, in 2018 Hubbard restructured his business model to blend traditional practices with modern, digital-first strategies. This helped him grow his business from 55 to 160 realtors by 2024.

His brokerage now offers full-time sales coaching, training and education services, and simplified business fees.

“The changes coming at the real estate industry require brokerages and franchisors to think outside the box. Six years ago, we chose to build a hybrid business model between traditional brokerages and the new cloud-based business models.

The second step was to find a strong brand that consumers already trusted that was progressive enough to embrace our new business model. After an intense search, Coldwell Banker was clearly the brand. Our growth is proof that realtors are ready for this change,” Hubbard explains about his journey and what led to the switch.

Whoever said nice people finish last hasn’t met Angela Rossi.

After just four years in the industry, 29-year-old Rossi has made the Coldwell Banker 30 Under 30 list for 2022. The  award winners were chosen from over 100,000 independent real estate professionals in 40 countries and territories.

How did she get there? By being kind, courteous, ethical and trustworthy. And by doing things the proper way, says Rossi, who is with Coldwell Banker Ronan Realty in New Tecumseth, Ont.

“I applied for this award by submitting multiple videos that answered many of their questions and they were able to see my sales and education. My sales year over year and my continuing education show my dedication and commitment. I believe I received this award because of all that.”

Rossi has won international awards annually from 2019 to 2022. She closed 18, 20, 28, 24 and 22 transactions from 2018 to 2022 respectively (not including referrals) and her year-to-date volume is over $9 million.

Rossi wanted a career that was “rapidly changing” and one that allowed her to be in front of people, rather than behind a computer. She also wanted to be her own boss and control her own future. And she loves sales.

Rossi has been in sales since she was 13-years-old, outselling her three sisters, brother and mother at her mother’s home décor store. Stints in the retail and culinary worlds were followed by international business school at Seneca College in Toronto, with the intention of doing international sales and travelling around the world learning about different cultures. But after she earned her degree, she says the jobs were not there.

That’s when she began working in telecommunications, quickly becoming a manager but finding there was no room for upward growth.

Her older sister, although not in real estate, pushed Rossi to leave her repetitive job and get into the industry. She signed up for the real estate course, which she completed in a year while working full-time in her telecommunications job.

Rossi says she quickly realized real estate isn’t a part-time gig. “It’s sink or swim.” She began by cold calling and door knocking because they’re inexpensive ways for a new agent to market themselves. She says she didn’t have much luck with cold calling but being in front of people when door knocking made all the difference.

Talking to people in person allowed them to see her confident body language and the honesty and integrity in her eyes. It gave her a chance to tell them that she would go above and beyond for them and make their transaction as easy and stress-free as possible, she says.

She didn’t have extended family in her local area, only her siblings. “I didn’t have a big sphere of influence. I have worked very hard to build relationships and focus on networking to maximize opportunities and exposure.” She says she made friends with all the agents in her office (she joined Coldwell Banker Ronan Realty in 2018 and has been there since) and offered her help. She told them, “If you have something you don’t want, send it my way. I’ll be glad to help out.”

She got her licence in June, started in July and the first year did nothing but rentals. She did 38 rentals that year.

A lesson to share: rather than looking at how much (or little) rentals will bring, remember that if clients like you, they’ll remember you, she says. Some rental clients referred her to their friends who were looking to buy and sell.

Rentals are the cheapest form of networking and meeting people, she says. “It’s time consuming and exhausting. You get doors slammed on you and people swearing at you.” But despite that, she says she’s an optimistic glass-half-full person. Retaining a positive outlook is key, she says.

She urges new agents to remember that it won’t be easy. “The first battle in real estate is the battle with yourself. What makes you stand out? Why should clients hire me? You question yourself then build confidence. You get that first transaction under your belt. Everyone thinks it’s easy and that agents make lots of money. They’re right. Showing houses is easy. The hard part is finding clients, people who will let you come to their house, walk through and who value your opinion.”

In her second year, she had the opportunity to sell her sister’s house. “Then the wheels started rolling.” However she continued to door knock. “As successful as I have become, sometimes things slow down and you wonder where the next deal is coming from. Everyone battles the same thing.”

Rossi says her brokerage has a supportive atmosphere and she appreciated the help the agents in her office and broker of record Sarah Lunn provided. “Sarah let me shadow her and attend client meetings….I didn’t want to be own my own. I wanted to learn how to protect people (clients) and how to deal with problems.”

Some of Rossi’s sales include a $4.15-million property, a $3.9-million farm and another $2.87-million luxury property. She is a Global Luxury Certified agent, having completed Coldwell Banker’s five-day course.

Whenever she’s asked for advice by people who are considering real estate as a career, she says she is honest about it. “It’s stressful and not easy, but it’s one of the best industries. If you’re the type of person who is able to hustle and keep their positivity up, I encourage people to go into real estate.”

Her goal is to work “100 per cent in the global luxury market” and to continue with her niche in farming, land sales and development. She currently works in Tottenham and New Tecumseth, but has her sights set on expanding to Kleinburg, a 10-minute drive from her Bolton home.

“I’m proud of myself. I’m trying to manage family and work. Many agents live for work. Many are divorced,” she says. She says she wants to be “comfortable in life” but to balance that with family and kids. “I don’t want to lose myself.”

“Winning the 30 Under 30 award for Coldwell Banker globally means the world to me….especially being the only Canadian to receive this designation in 2022. It’s an honour.”

U.S.-based Lucidpress recently announced the results of a survey showing how well consumers could recognize top real estate brands, as well as how real estate professionals ranked the industry’s branding as a whole.

  • Coldwell Banker was the most recognizable brand with 91 per cent correct answers.
  • Re/Max was the next most recognized for its trademark at 90 per cent.
  • Berkshire Hathaway took the third spot with 84 per cent of consumers recognizing its font.
  • Keller Williams came in fourth, with 81 per cent correctly identifying it by colour scheme.
  • Century 21 was last due to confusion over the company’s new logo, with 30 per cent of consumers identifying it correctly, says Lucidpress.

Real estate professionals surveyed said they value their brand’s position within the industry. They ranked it as the most important branding element of a real estate company’s success, closely followed by user experience on the app or website. Only 11 per cent of real estate professionals said the logo was the most important branding element for their company’s success.

The majority of consumers surveyed were able to correctly identify top real estate brands, including Coldwell Banker, Keller Williams, Berkshire Hathaway and Re/Max by their logo alone. However, some elements of the logo were more identifiable than others:

  • 84 per cent of consumers correctly identified Berkshire Hathaway by its font alone.
  • 91 per cent of consumers correctly identified Coldwell Banker by its colour scheme.
  • 90 per cent of consumers correctly identified Re/Max’s imagery (colours and balloons), but without that imagery, only 63 per cent could correctly identify its font.
  • 81 per cent of consumers correctly identified Keller Williams by its colour scheme.

Edmonton brokerage owner Steve Houle and business partner Karim Kennedy have acquired the master franchise rights for the Coldwell Banker brand in Canada.

Steve Houle has been with the network for four years as owner of Coldwell Banker Island Properties, operating 18 offices throughout Hawaii. Under his leadership, the company has grown to nearly 500 agents and increased its transaction volume by almost 500 per cent, the company says. Houle was born and raised in Edmonton.

Business partner Karim Kennedy is also from Edmonton and continues to reside in the city. He has a 25-year background in the financial sector working with major institutions such as The Business Development Bank of Canada and Scotiabank. The company says he has a strong track record of assisting companies with execution of their growth plans, particularly through mergers and acquisitions, and he will take on the role of CEO of Coldwell Banker Canada.

Andy Puthon, the current president of the Coldwell Banker Canadian operations and his Canadian team remain with the company, based in the Burlington, Ont. national office.

“This ownership change marks a new day for the Coldwell Banker brand in the Canadian marketplace,” says Liz Gehringer, chief operating officer of Coldwell Banker Real Estate. “This 100-per-cent Canadian ownership structure will provide the organization both flexibility and autonomy, while continuing to be a part of a global network. Steve and Karim have demonstrated the leadership and entrepreneurial expertise to grow the renowned Coldwell Banker brand in Canada. The Canadian team is looking forward to working with Steve and Karim as they explore new opportunities.”

The brand first came to Canada with its first international franchises in 1989 and achieved dramatic growth through a joint venture with Canada Trust in 1992.  The parent company of Coldwell Banker Real Estate LLC, based in Madison, N.J., acquired ownership of Coldwell Banker Canada in May 2007. The Coldwell Banker Canada network has independently owned residential and commercial franchised offices across Canada from coast to coast and also in the Yukon and Northwest Territories.

Three Canadians were honoured as future leaders of the Coldwell Banker global organization this week. Each year, the company recognizes 30 young professionals under the age of 30 who demonstrate success in sales, philanthropy and leadership.

Nicolette Modi of Coldwell Banker Community Professionals in Hamilton, Benjamin Tetzlaw of Coldwell Banker Preferred Real Estate in Steinbach, Man. and Greg Dodds of Coldwell Banker All Points – Festival City Realty in Exeter, Ont. were named to the Coldwell Banker 30 Under 30 list.

They were chosen from the brand’s network of over 96,000 affiliated sales professionals in approximately 2,900 offices across 40 countries and territories. This list honours the heritage of the founders, Colbert Coldwell and Arthur Banker, who started their company at 24 and 28 years old, respectively. This year’s winners were announced at the Generation Blue Experience live in-person event on the mainstage at Radio City Music Hall in New York City, as well as on a virtual conference.

Nicolette has been involved in many animal welfare activities, including fundraisers and volunteering at local animal shelters.”

Repeat winner Tetzlaw was Coldwell Banker Canada’s Rookie of the Year in unit sales last year and he has qualified for International President’s Elite recognition in 2021. “His experience as a cabinet maker gave him an appreciation for fine homes, while his skill as a professional photographer has been a great asset in showcasing his listings to their best advantage,” says the company. “He is dedicated to keeping his clients informed every step of the way and believes that this commitment has brought him both new and repeat customers.”

The Coldwell Banker global organization held its first ever virtual Gen Blue Experience conference in early September, attracting attendees from across North America and around the world. More than 10,000 attendees tuned in for the event’s General Session, either live streaming or recorded sessions.

Highlights of the first day included recognition of the brand’s international award winners, including the unveiling of the 30 Under 30 winners, with three Canadian honorees. American Idol Season 18 winner Just Sam gave a performance and shared her inspiring story of perseverance. The new look of the Coldwell Banker Global Luxury program was also unveiled.

Day two of the conference included breakout sessions from presenters including two-time Olympic gold medalist Summer Sanders, personal finance guru Dave Ramsay and senior members of the Coldwell Banker global team.

The Virtual Gen Blue Happy Hour included networking and entertainment from musical performer Andy Grammer.

Peggy Waldick, broker/owner of Coldwell Banker Action Plus Realty in Simcoe, Ont., used the occasion to celebrate her company’s award winners.

Attendees participated in a prize draw and earned a draw ticket for each Coldwell Banker item they wore, including CB-branded face masks. Two boardrooms were set up to allow physical distancing while listening in to Virtual Gen Blue breakout sessions.  Refreshments included Coldwell Banker cookies with the new North Star brand.

The event occurred prior to Ontario’s social gathering guidelines being cut back later in September and followed attendance guidelines in effect at the time.

Banjamin Tetzlaw, Greg Dodds and Levi Goetz have been named to The Coldwell Banker 30 Under 30, an annual list of real estate professionals under the age of 30 who have achieved success in sales, philanthropy and leadership. They were chosen from the brand’s network of 94,000 independent real estate professionals affiliated with 2,800 offices in 38 countries and territories worldwide.

Tetzlaw is with Coldwell Banker Preferred Real Estate in Steinbach, Man. He was named Canada’s Rookie of the Year in unit sales, based on his production at the end of 2019. He immigrated to Canada in 2006 and speaks both German and Russian, which has helped him connect with many clients in his community. His experience as a cabinet maker gave him an appreciation for fine homes, which later led to a career in real estate.

Tetzlaw joined Coldwell Banker in January 2018 and is already one of the Canadian network’s top performers, achieving the International President’s Circle designation in 2019.

Goetz is also with Coldwell Banker Preferred Real Estate in Steinbach. His career choice continues a family tradition that includes two grandparents, an uncle and two aunts who are all in real estate.

He likes the independence offered by his sales career, the company says, particularly the ability to develop his own business plan and vision for the future.  Goetz actively volunteers in community projects and says that “the secret to living, is giving.”

Dodds is with Coldwell Banker All Points – Festival City Realty in Exeter, Ont. “This 27-year-old brings the drive, work ethic and love of teamwork from his passion for hockey to his real estate career,” the company says. He attributes his widespread base of connections to the many people he has met playing hockey throughout Southwest Ontario, and prides himself on being available for his clients 24/7 to get the job done.

He is an involved member of his local Lions Club and helps organize fundraisers for various charitable children’s organizations.

“These talented and accomplished young professionals represent the future of Coldwell Banker and our industry,” says Andy Puthon, president of Coldwell Banker Canada. “Their commitment to excellence during a year that presented unprecedented challenges makes their accomplishment all the more special and admirable. This international award recognizes that they have consistently put their clients’ needs first and made significant contributions giving back to their local communities.”

The 30 Under 30 awards honour the heritage of the brand’s founders, Colbert Coldwell and Arthur Banker, who started their company at 24- and 28-years-old, respectively.

The list includes affiliated real estate agents, managers, broker/owners and key staff members from throughout the brand’s global network.

Coldwell Banker has unveiled a new look and logo for Coldwell Banker Global Luxury, aligning with the network’s 2019 Project North Star rebrand.

The company says the new look creates “a unified voice in reaching both the mainstream and affluent customer and establishes a modern logo for today’s mobile, social and digital marketing environment.”

To arrive at the new look, the company conducted an international quantitative survey of three potential logos. Top terms attributed to the logo were: modern, innovative, unique, trustworthy, and stylish. The brand also conducted formal focus groups comprised of group interviews, anonymous surveys and interviews with top agents and brokers from across the Coldwell Banker Global Luxury network.

“It’s important that my personal brand is aligned with a company that’s recognized worldwide for its professionalism, superior service and reputation,” says Jane Hoffman, Coldwell Banker Canadian Luxury Market spokesperson based in Kelowna, B.C. She says the new branding is “a great step forward and will make a positive impact both in my market here in Kelowna and around the world.”

Craig Hogan, vice president of Global Luxury at Coldwell Banker Real Estate LLC, says that research shows consumers closely associate the Coldwell Banker name with luxury real estate, and that the brand sold more million-dollar-plus homes in 2019 than any other real estate brand in North America.

Coldwell Banker affiliated companies are expected to fully rebrand to the new mark during the next two years.

The Coldwell Banker global brand is launching DESK, an intuitive new intranet portal, on August 25.

DESK is a fully customizable virtual office designed to save both time and energy, by taking users directly to the product without having to navigate multiple menus, the company says.  Its design lets users add, hide or organize apps according to individual preference and search apps by titles or keywords.  Its Favorites menu lets users store external links, such as MLS, local board and personal or company websites. A brief video has been produced to introduce DESK.

Two Canadian companies are participating in the pilot of DESK, to provide feedback prior to launch, the company says.  A Canadian dashboard, displaying only those apps that are relevant to Canada, is also being created to further streamline access by Canadian users.

A comprehensive training program will lead up to the launch, beginning with Train the Trainer live webinars being offered to owners, managers and trainers.  A choice of pre-launch preview or launch day interactive sessions will be offered to agents across Canada and the U.S.

Six months ago, Coldwell Banker Real Estate previewed a new logo, dubbed the “CB North Star mark,” which it says symbolizes the brand’s position as a guide for clients and a leader in the real estate industry. After an extensive testing and discovery phase, the brand has finalized the new logo and corresponding identity standards, yard signs, marketing materials, office concepts and a full suite of branded apparel.

The company says rebrands are especially difficult for franchise organizations, so it chose a novel approach to the process. It devised the concept of a “transparent rebrand.” The past six months have been filled with testing, iterating and perfecting the new brand identity. Four companies served as beta testers, identifying the best practices and signage design that will guide the global roll-out in 2020, says the firm.

“For a franchise brand, I believe that a transparent rebrand process is necessary, and this process has been enlightening. Companies that declare a rebrand is happening and don’t leave room to test in real-world scenarios put themselves at a disadvantage,” says David Marine, chief marketing officer, Coldwell Banker Real Estate. “We’ve been able to make adjustments in a number of scenarios where the logo is displayed on signage, marketing materials and more. We saw what works best and adjusted based on feedback. This learning phase gave us invaluable insight before we roll out the new look across our entire network in 2020.”

Based on initial field testing, the new logo was updated to include the “Coldwell Banker” wordmark displayed with the new “CB North Star” icon. The brand also finalized new yard sign designs after real-world implementation in four U.S. test markets.

The brand released the Coldwell Banker Look Book along with new identity standards and a Playbook to guide Coldwell Banker-affiliated companies through their own rebrands.

“Coldwell Banker did a great job engaging affiliated agents during yard sign development and selection. The new designs will really help the brand stand out, which is tough in the sophisticated D.C. market,” says Sherri Anne Green, agent with Coldwell Banker Residential Brokerage in Washington, D.C. “Clients are drawn to the modern logo. The clean fresh look combined with the history and strength of the name Coldwell Banker make for a powerful combination.”
